RESOLVED – That permission be GRANTED in accordance with the recommendation of the Chief Officer Economy and Planning subject to the following condition and advisory note. Condition 4 Notwithstanding the details shown on the plans and documents referred to in condition 2, no fence shall be erected along the south-western boundary of the land other than in accordance with details that shall have first been submitted to and approved in writing by the Local Planning Authority. Thereafter and notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification) no other fence shall be erected along the south-western boundary of the land other than one in accordance with the approved details. Reason In the interests of the visual amenity of the area in accordance with Policy DM1 of the Wrexham Local Development Plan. Note The details required by condition 4 should be a ‘green screen’ type fence of a similar type to the one enclosing the north-eastern boundary of no.4 Whitehead Drive.

The Head of Development Management introduced the report which was for the change of used of the land to be used as a private garden and to be incorporated into the residential curtilage of 3 Oakfield Court and for the erection of a 1.8m fence around the land. Following the site visit, which had allowed members to consider the impact of the proposed boundary fence on the living conditions of the occupiers of nearby properties, the following points were made: · The change of use would be broadly in keeping with the character of the area · The proposed fence did not impact on highway safety · Suggestion made that a condition be included relating to the details of the fence · The screening was intended to give privacy and security RESOLVED – That permission be GRANTED in accordance with the recommendation of the Chief Officer Economy and Planning subject to the following condition and advisory note.
