RESOLVED: That in accordance with Officers’ recommendations, and taking into account the information contained within the circulated report and Amendment Sheet, Application No. P2024/0339 – Mixed use development comprising of a food store (use class A1) and a separate coffee shop with drive thru (use class A3) together with associated access onto Afan Way and Water Street, car parking and servicing, external lighting, landscaping, drainage, and other associated site works, at Burrows Yard, Afan Way, Aberavon, Port Talbot, SA12 6LL, be Approved, subject to the conditions circulated in the report and on the amendment sheet.
The Chair welcomed all to the meeting, and checked that all Planning Committee Members had received, and had a chance to read, the circulated Amendment Sheet concerning Application No. P2024/0339. All Members confirmed that they had.
No declarations of interest were received.
The minutes of the meeting held on 20 May 2025, were approved as an accurate record.

Officers made a presentation to the Planning Committee on this Application (Mixed use development comprising of a food store (use class A1) and a separate coffee shop with drive thru (use class A3) together with associated access onto Afan Way and Water Street, car parking and servicing, external lighting, landscaping, drainage, and other associated site works, at Burrows Yard, Afan Way, Aberavon, Port Talbot, SA12 6LL) as detailed in the circulated report. The applicants representative was present, and gave their support for the Application.
