RESOLVED: That pursuant to Section 100A (4) and (5) of the Local Government Act 1972, the public be excluded for the following item of business which involved the likely disclosure of exempt information as defined in Paragraph 12 of Part 4 of Schedule 12A to the above Act.
Decided: Members resolved to grant planning permission, subject to conditions. Condition 1 was amended to set a three-year limit for starting the development. A new condition 29 was added, requiring a noise mitigation scheme to be approved and carried out before any phase is brought into use, and kept for the life of the development.

Decided: Members gave the Interim Chief Officer Economy and Planning delegated authority to grant planning permission, subject to three things: an amended elevation plan that matches the revised site layout, with condition 2 updated to match; a new condition 7 requiring the storage containers to be screened and painted in an agreed colour; and consultation with the Community Council, local Members and neighbouring homes before the decision is made. A site visit and a proposal to request a noise impact assessment were both put to the vote and lost.
Decided: Permission was refused for two reasons under the Wrexham Unitary Development Plan, the council's adopted local plan. First, there is not enough off-street parking, so the development is likely to increase on-street parking nearby and harm highway safety, which conflicts with policies GDP1 and T8. Second, the extra hard surface would increase the risk of surface water flooding, given existing flood risk nearby, which conflicts with policy GDP1. A site visit was proposed and seconded but lost.
