Members were of the opinion that the application could be approved against office recommendations for the following reasons:- • The application sustains a family within the rural community • Promotes and benefits tourism and businesses within Ceredigion • In rural areas this planning application was seen as diversification • The need for a mix of holiday accommodation for different types of people • Planning permission had already been granted to extend the garage. The proposed holiday let would be the same size as the extended garage if that was built. This mitigates the size and visual impact of concerns raised in the report. _________________________________________________________________ Mrs Nicola Clarke (Applicant) & Mr Gareth Flynn (Agent) addressed the Committee in accordance with the Operational procedure for Members of the Public addressing the Development Control Committee A250948 Proposed Open Market Dwelling, Land Adj To Gwelfro Bryn Road, Aberaeron To REFER the application to the Site Inspection Panel in accordance with Point 2 & 5 of the Council’s adopted criteria. ________________________________________________________________ Ms Nerys Owen (speaking on behalf of objectors) & Mr Sion Jenkins (Applicant) addressed the Committee in accordance with the Operational procedure for Members of the Public addressing the Development Control Committee A260006A residential development in outline with all matters being reserved, Land to the East of Tanrallt Farm, Llanilar To REFER the application to the Site Inspection Panel in accordance with Point 2, 4, 5 & 7 of the Council’s adopted criteria.
