Consideration was given to the Report of the Corporate Lead Officer – Economy and Regeneration on the following planning applications which had been considered at a previous meeting and which required further consideration by the Committee: - A240883 Agricultural Storage Shed used as storage for machinery, material and animal feed, formerly used as machinery and implements yard, Troedyraur Farm, Brongest, Newcastle Emlyn To APPROVE the application subject to conditions including a pre-commencement condition requiring a Written Scheme of Investigation (WSI) to be carried out as advised by Heneb and the submission and carrying out of an agreed landscaping scheme. Members were of the opinion that the application could be approved for the following reasons:- • From various vantage points, it was observed by the Site Inspection Panel that the proposed shed would be heavily screened by the mature trees within the churchyard and the dense vegetation along the boundary of the application site. As a result, the shed would be barely visible from the church and its grounds • No alternative site for the proposed shed was suitable • Objections on behalf of the Church had been withdrawn • the retention and enhancement of the existing hedgerows would be secured through a planning condition which would be required through a submission and approval of a detailed landscaping scheme • shed would be situated at a lower level than the existing shed opposite, and that the boundary hedge would provide screening • the provision of a purpose-built shed to house the machinery currently stored outside would contribute positively to the tidiness and organisation of the site • the shed would be largely screened by existing vegetation and would not appear visually intrusive from the church or its grounds.
Consideration was given to the Report of the Corporate Lead Officer Economy and Regeneration upon development, advertisement; local authority and statutory planning Applications: - __________________________________________________________________ A250263 Erection of a Rural Enterprise Dwelling and associated works, Gwarffynnon, Silian To APPROVE subject to conditions and a Section106 agreement. __________________________________________________________________ A250426 Proposed side and rear extension, Allen View, Cross Inn To APPROVE subject to conditions. __________________________________________________________________ A250540 Residential development (14 flats) with associated car parking and communal amenity spaces, Vacant Parcels Of Associated Land (Grid Reference SN 58824 81464) Within The Overall Curtilage Of Brynderw, Stanley Road, Aberystwyth To APPROVE the application subject to conditions following completion of S106 agreement regarding the provision of affordable housing. ______________________________________________________________

Councillors must say when they have a personal link to something being discussed, such as a job, a property or a family member. A prejudicial interest is one strong enough that the councillor usually leaves the room and takes no part.
Declarations are read from the minutes once they are published.
