RESOLVED THAT the Local Lettings Policy (LLP) for the 31 new homes at Pen y Maes, Ammanford be approved.
The Cabinet Member received a report on the Local Lettings Policy (LLP) for the residential development Pen y Maes, Ammanford. It was noted that the Local Lettings Policy would be used for the Pen Y Maes development as an adjustment to the main Social Housing Allocation Policy, whereby specific additional criteria would apply to address current housing needs and local issues. This would ensure accommodation solutions were provided for local people in the greatest need, support the objective of moving people on quickly from temporary accommodation and back into their communities, and provide opportunities for key workers, thereby helping to create a sustainable community. The Cabinet Member was advised that the development would deliver: • 4 x 1-bedroom flats; • 17 x 2-bedroom homes; • 6 x 3-bedroom homes; and • 4 x 4-bedroom homes The report outlined the following allocation priorities: • Allocate 62% of homes (19 homes) to Band A applicants with the greatest housing need and a community connection to the Ammanford area. • Allocate 38% of homes (12 homes) to applicants in Bands B or C with a community connection to the Ammanford area, including households under-occupying, overcrowded households, and households where at least one member is a key worker. • Take account of support needs and community cohesion when making direct matches. RESOLVED THAT the Local Lettings Policy (LLP) for the 31 new homes at Pen y Maes, Ammanford be approved.

It was noted that the Local Lettings Policies would be implemented as an amendment to the Council's main Social Housing Allocations Policy where specific additional criteria would apply to reflect local housing need and community priorities.
